The Sedona AZ Homes for Sale market may be stagnant but it looks like th Sedona Land market is improving a little. The Median sold price for the year is $132,400. Which is up from last year’s 10 year low of $121,000 . The good news is that the sold prices have trended up a bit and we have sold more lots this year so far (79) than from 07-09. In fact we haven’t seen this much activity since 06 when we sold 105 lots in the same time frame. Prices have dropped to a point where buyer’s are now buying. In 06 - buyer’s thought they needed to jump on the bandwagon before the prices went up any higher and seller’s made out like bandits. And now buyer’s are making out like bandits – wit...

Ways to Increase your Home's Value
Mon, Nov 8th 2010 10:00 pm by Barbara Baker Sedona Real EstateWhen you first purchase a house in Sedona, West Sedona or Uptown, you're most likely thinking of ways to build a home for you and your family. A big yard means plenty of room for the children to play. A newly renovated kitchen means you can finally throw the types of dinner parties you've always wanted. A master suite, well, that's just icing on the cake. However, when it comes to sell your Arizona home, it's important to remember that all those little (and big) changes can also mean big little (and big) changes in your sale price.
While most homeowners should make changes to their houses that suit their lifestyle rather than the eventual sale price of their home five, ten, or even twe...

Guide to Buying a Fixer-Upper in Arizona
Mon, Oct 11th 2010 11:45 pm by Barbara Baker Sedona Real EstateIn the Sedona, West Sedona, Uptown Arizona real estate market, buying a home with the intent to fix it up is one of the best investments you can make. There's no better way to take control over your home ownership than to customize the design, floorplan, and landscaping of everything from a single story rancher to a charming Victorian – especially if you're looking to use the current Arizona real estate economic climate as a way to get the home of your dreams without breaking the bank.
However, as any responsible real estate agent will tell you, buying a fixer-upper can be a big challenge. Excessive or hidden damage in a home can be both dangerous and costly. Before you make the plung...

With Tax Credit Gone, Sedona AZ Homes ripe for Investors
Thu, Sep 16th 2010 11:35 am by Barbara Baker Sedona Real EstateSedona AZ Home market and the surrounding Verde Valley markets are getting primed for investors. Recently, I have seen Sedona properties picked up through a foreclosure, spruced the place up a bite, and relisted. That is happening more and more throughout Cottonwood and Sedona as prices continue to fall. I have even been told that we have investors in the under 100K range in Cottonwood who are buying townhomes site unseen. Nationally, the investor's have brought up 1/5 of all properties and with the tax credit gone - I see that going up as prices continue to fall in the Sedona AZ Home market. And remember - we are surrounded by National Forest with some of the cleanest air in the coun...

The Importance of Curb Appeal
Thu, Sep 9th 2010 4:00 pm by Barbara Baker Sedona Real EstateMost real estate agents will tell you that the best time to sell a home in the Sedona, West Sedona, Uptown Arizona areas is during the late spring and early summer months. When the weather turns warm, the vibrant growing season commences, and children can be seen playing happily in the yard, potential homebuyers really begin to connect with a house – even before they set foot across the threshold.
In real estate lingo, this is known as curb appeal.
Most potential homebuyers make a decision about a house within the first 30 seconds. For example, simply driving by a well-kept single family home for sale in the Sedona, West Sedona, Uptown Arizona areas is often enough to cause people to pu...

Rental Considersations when buying a Sedona AZ Home for Sale
Tue, Sep 7th 2010 3:56 pm by Barbara Baker Sedona Real EstateWhen someone buys a Sedona AZ Home for Sale many times they want to rent it out until they can totally relocate to the area. I got the following tips from Ryan Moeller from Bigger Pockets and I want to share them with you.
1. Don't count on Appreciation. That's a bonus
2. Watch your loan-to-value ratio. Ideally, the total cost of the purchase, fees, and repairs should be no more than 70% of the appraised value of the property in good condition
3. Maximize annual return. Aim for properties that can be rented for at least 1.5% to 3% of the purchase price. I.E. Plan to pay no more than $50,0000 for a property that can be rented for $750.00 per month. Now in the Sedona AZ Home marke...

Sedona AZ Home Sellers need to price house to sell
Wed, Sep 1st 2010 10:30 am by Barbara Baker Sedona Real EstateWell, when the competition in the local paper states that Sedona AZ Home Sellers need to price their homes competitively to sell - I can't take the blame! If your home is too high, it will not sell. If no one sees your house - it's priced too high. If you have had more than 10 showings and no one has made an offer on your house - it is too high. If your realtor faints when you tell him what you want to list the house for - it's too high. And quite honestly, why would you hire a realtor who lists your house for what you want. Do you go to the doctor and tell him/her your prognosis? Of course not. You go because he/she is an expert in their field and you need him/her to get you bett...

Fall is Great Time for Sedona AZ Home Market
Sun, Aug 29th 2010 2:45 pm by Barbara Baker Sedona Real EstateWell for all those out there who want to buy in the Sedona AZ Home Market, the fall is generally the busy time of the year along with the spring months. With the cooler weather, some great priced homes in Sedona, and low interest rates - this should be a stellar fall! Remember, that if you don't find the home your looking for in the Sedona AZ Home Market you can always buy a piece of vacant land and hold it as an investment property. With 85% of Sedona land already having something on it - there is roughly only 15% vacant land available. And we all know - "They ain't makin dirt, anymore". So take advantage of the low pricing in the vacant land market as well. And if a home or dirt is no...

Sedona AZ Homes for Sale feel the impact of foreclosures
Sat, Aug 28th 2010 10:15 pm by Barbara Baker Sedona Real EstateWell - as the saying goes…”We live in an interesting time” and I think that can be said for the state of Real Estate in Sedona and the National Level. As we all know, foreclosures continue to bring our median price point downward and yet only represent 10% of the Active Listings. Yet make up 33% of all the sales in Sedona. 33%. Short sales represent 10% of the sold inventory. So almost ½ of all of the homes sold in Sedona is a foreclosure or a short sale. If you are a seller – listen carefully with BIG, BOLD letters. – “ 42% of our sold inventory is either a foreclosure or a short sale”. Will that trend continue? Yes…. And I’m not even a Gypsy with a crystal ball (although, I h...

Sedona Homes for Sale will continue to feel foreclosures
Fri, Aug 27th 2010 2:38 am by Barbara Baker Sedona Real EstateSedona AZ Homes for sale will continue to feel the hit of the foreclosure world. Saw tonight on Associated Press- that 1/2 of all the mortgages in AZ are underwater. And we know what that means- seller's will continue to stage strategic default and walk away from their home. And who can blame them? Even though Sedona is primarily a second home market and people buy their dream homes- in the big boom -most of those dream homes were acquired with arms and no money down loans -and as my mom would say, "The chicken's are now comin home to roost". So hold onto your hats for Sedona AZ homes for sale will continue to be impacted by the slow but steady stream of foreclosures for years to come...

How to get your house ready to sell in Sedona?
Tue, Aug 24th 2010 1:45 pm by Barbara Baker Sedona Real EstateIf you are an owner in getting your home ready to put on the market - the first key ingredient you must have is -PRICE! It has to be priced ahead of the market. The main reason is that in a 2nd home marketplace like Sedona - it takes a few weeks to get onto the web - for all the spider sites to pick up this wonderful new home, for agent's to send it to their client base, to client's to think it through and want to see your home - so it take alittle while. While that is happening, there could be foreclosures - no, there WILL be foreclosures coming onto the market with your price already in mind, and those foreclosures will be priced so aggressively - for the bank wants a buyer to buy thei...

Sedona Farmer's Market thriving in Sedona
Sat, Aug 21st 2010 12:30 pm by Barbara Baker Sedona Real EstateWe have a great Sedona Farmer's market available on most weekends in Sedona. Locals come throughout the area with fresh produce and organic local vegetables, fruits, honey, jams and more delicious and healthful foods.
The Market will operate in the morning on Friday & Sunday during the summer season (Late May through early October) and on Sunday afternoon during the winter season (late October through early May). The Market chose Fridays instead of Saturdays during the summer so it wouldn’t conflict with other farmers’ markets operating in the region.
Approximately 35 local vendors participated in the Market last year with booths set up in a U pattern with live music in the middle.
