Do you need a CLUE Report when buying a Sedona Home for Sale?

Tue, Nov 29th 2016 6:15 am by Barbara Baker Sedona Real Estate

In the Arizona Standard Residential Purchase Contract - the Seller is required to convey to a Buyer within 5 days of contract acceptance - a "Letter of Experience" from the Seller's Insurance Company with a 5 year history, (or shorter depending on how long the Seller has owned the property) showing any and all claims filed against the Insurance Company.  Usually most Sellers easily provide this information and Buyers purchasing Sedona Homes for Sale are covered so the Standard Clue Report is not needed.    However, there are cases when buying Sedona Real Estate  - I.E. A Bank Owend Property - where the bank will not provide ANY claims History - so make DARN sure you inquire about obtainin...

Should I buy a Sedona Home during the Holiday Season

Sat, Nov 26th 2016 5:00 am by Barbara Baker Sedona Real Estate

When it comes to  buying any Sedona Real Estate around the holidays, it's advantage: buyer!   With so many distractions between Halloween and New Year's Day, you can slide right in there and make a smart move. While others are trimming their tree or searching for the perfect pumpkin cheesecake recipe, you're off snagging the home you want. Acting during a time when others may be distracted and not actively searching is perhaps the most effective method of getting what you want. "About one million consumers will purchase a home from November to January this year, when home prices are a bit softer," said Forbes.   If that number seems high -remember this "More than 85 percent of buyers who ...

Mortgage Rates Spike After Trump's Election—Should You Lock in Yours Now?

Mon, Nov 21st 2016 6:30 am by Barbara Baker Sedona Real Estate

In the wake of Donald Trump‘s surprise win at the ballot box, there have been heated demonstrations as well as celebrations, turbulence in the bond markets—and higher mortgage rates.

Rates climbed nearly 0.2% since the election, to 3.95% for 30-year fixed-rate mortgages of $417,000 or less, according to the Mortgage Bankers Association. That’s the highest they’ve been since January. And while that may not sound like much, it can add up each month in higher mortgage payments.

So should aspiring homeowners rush to sign on the dotted line for a Sedona home for Sale to lock rates in before they go up even further? Or are they expected to fall?

“If your intention is to buy a house, you need...

Should a seller invest in Staging when Selling A Sedona Home

Tue, Nov 15th 2016 11:40 am by Barbara Baker Sedona Real Estate

I am often asked by seller's whether to invest in staging their property before it is put on the Open Market.  And that answer is a resounding YES!  Invest in Staging!  Staged homes sell quicker and for approximately 17% more money than unstaged homes.  Staging increases perceived value!  And since 95% of buyers buy on emotion, a Seller has to make it love at first sight!  All in all - Staging a Sedona Home for Sale increase it's value in the eyes of the buyer - 10 fold!  For all your Sedona Real Estate needs, call, text or email me here

President Elect Trump - Mortgage Rates and Sedona Real Estate

Mon, Nov 14th 2016 12:45 am by Barbara Baker Sedona Real Estate

So now that President Elect Trump is coming our way, what is up with mortgage rates and Sedona Real Estate.  With Trump's election - the stock market went up and so did mortgage rates.  We know that Trump has  advocated for greater spending on defense and infrastructure, and at the same time he proposes to cut taxes. These policies raise the prospects for increased deficits and inflation, neither of which are good for mortgage rates. I would suggest that if you are looking at Sedona Homes for Sale, lock your rate and buy now!  Who knows what the future will bring!  Hopefully, all good for all of us - For all your Sedona Real Estate Needs, call, text or email me.

Seven Costly Mortgage Misunderstandings when buying a home in Sedona

Tue, Jul 5th 2016 1:46 pm by Barbara Baker Sedona Homes for Sale

1. Ignoring your credit score
Your credit score has a major influence on the interest rate that lenders will offer you. If you don't have a good one, consider spending some time beefing it up before starting to buy a home. You might increase your score by fixing errors in your credit record, by paying bills on time, and by reducing your overall debt load. To understand the kind of difference your credit score makes in the interest rates you're offered, consider sample rates listed at When I checked it recently, it showed that if you were borrowing $200,000 via a 30-year fixed-rate mortgage, and you had a top FICO score in the 760 to 850 range, you might get an interest rate of...

Many experts suggest that there will be a balancing out between real estate market prices and their actual values. In the past few years we saw a spike in listing prices that are now projected to come back down - or increase at a much slower pace. notes that, “This sl...

Sedona Real Estate Market Stats

Tue, Dec 1st 2015 10:00 am by Barbara Baker Sedona Real Estate

Well the Sedona Real Estate Market Continues its slow rise.  The Median Home sold in Sedona (year to date pricing) stands at $434,000, with 342 single family homes SOLD.  That number doesn't include Sedona Condos or Sedona Townhomes that have sold.  That is a 2% rise in home pricings (which I consider to be a healthy rise) above 2014.  Bargains are still available in the Sedona Vacant Land for sale - as that has dropped by 8% from this same time last year.  For all your buying and selling needs in the Sedona Real Estate Market, email me here , or call or text me at 928-301-0669, and follow me on facebook

Kudos to Local Sedona Lender in Sedona Real Estate Marketplace

Tue, Nov 24th 2015 11:03 am by Barbara Baker Sedona Homes for Sale

My Place WELCOME TO MY HOME!  And I have to give a shout out to Nicholle Miller from Pinnacle  Mortgage who got me a loan when other lenders said it couldn't be done.  You see, I have this problem.  I like to buy real estate.  I like to buy old chinky chanky real estate and then rehab them and then sell them.  And many times, I like to keep them.  And this here lies the problem when I buy homes in the Sedona Real Estate market.  Because I own multiple properties, and because my husband Is retired - this little gem above.... (Yes, its a gem now but dear god you should of seen it BEFORE) this little gem was paid and rehabbed with our own hard earned money. And I wanted to refinance it and put the m...

Is it legal for Sellers to do Vacation Rentals or AIRBNB in Sedona Real Estate

Sat, Nov 21st 2015 10:31 am by Barbara Baker Sedona Homes for Sale

Well, is often the case, many buyers purchase a home in Sedona thinking they legally can do a vacation rental or can advertise it on AIRBNB.  Well Buyer's THINK Again. That is just not the case when you purchase a home in the Sedona Real Estate Market.  There are laws on the books and there are subdivision laws which clearly states the time limits set.  And since much of Sedona is located outside of the City Limits - the County Rules Reign.  Yavapai County has many of the same rules as the City of Sedona, while Coconino County ( Oak Creek Canyon Homes) has revised their laws to be more lenient to short term rentals.  When buying a home for sale in Sedona - do you due diligence!  Call the ...
