Vacant Land prices are in Decline in the Sedona Real Estate Market

Mon, Nov 16th 2015 10:45 am by Barbara Baker Sedona Homes for Sale

Sedona Vacant Land prices have dropped by 8% year over year.  With current pending prices at par with the median sold price of $150,000 from last year, prices will move up SLIGHTLY by years end.  However, we have seen a lag in the vacant land market for the last two years and it hasn't improved like the Sedona Homes for Sale Marketplace.  If you are looking for an investment property, or have always wanted to build your dream home in Sedona - now would be the time to take advantage of the continued low pricing.  We have 316 active listings.... WOW.  Compare that to just 259 active home listing and you can see what a buyer's opportunity it is.  Cash is still King - as lending is hard to co...

How will the New TRID effect buyers in the Sedona Real Estate Market

Sat, Oct 10th 2015 3:11 pm by Barbara Baker Sedona Homes for Sale

barbara@barbarabaker.com

Buyer BEWARE and do your Due Diligence because of the new TRID (Truth in Lending Act) passed on October 1, which are new closing disclosures mandate by the feds. So NOW when you buy a Home anywhere in the Countyr, not only in the Sedona Real Estate Market, Lenders must now provide a new disclosure form explaining the loan estimate to the home buyer within three business days of applying for a loan. This new disclosure form combines the Good Faith Estimate (GFE) and the Truth-In-Lending disclosure in a MUCH shorter form to make it easier for the consumer to understand the mortgage loan’s key features, costs and risks from the beginning. Also, the lender must now p...

Sedona Real Estate Market Continues to heat up

Fri, Sep 4th 2015 11:42 am by Barbara Baker Sedona Homes for Sale

The Sedona Home Price has increased over 2014 and I foresee that trend to continue. So if you are thinking of jumping into the Sedona Real Estate Market, I would suggest you run and do it NOW.  Since 2014 - the under 500K has increased 6-10%, 500K-$1M - 3-6%, and in the 400K and under - it is becoming a SELLERS market.  When have we seen that?  Not since the old days.  So get off your horse and go buy! Well A FED Rate Hike affect the Sedona Home Market

Thu, Aug 27th 2015 3:40 pm by Barbara Baker Sedona Homes for Sale

With the current roll coaster ride of the stock market in the last few days, there is lots of questioning from my clients if the raising of interest rates will effect the Sedona Real Estate Market.  Since Sedona is a secondary market with the majority of our home owners as second and third home buyers - any kind of flux in the interest rates usually does effect our market.  Typically we have 1/3 of our buyers who lay down cash - and the wild ride of the market does effect their discretionary money.  But when the FEDS raise interest rates ( and my crystal ball is broken - but if I was a betting person - I would say they are going to raise them slightly) it has an impact on Sedona homes for...

Important Sedona Real Estate Issues when buying a Sedona Home for Sale

Tue, Jul 14th 2015 2:07 pm by Barbara Baker Sedona Homes for Sale

When buying a Home for Sale in Sedona potential buyers should take into account a few things in regards to when they want to resell their home.   Yes, I have heard it before.  "We are never going to leave"", "This is our last home", "This has always been my dream, and I will live here till I die".  Well, the majority of Sedona Buyers who Buy Sedona Real Estate sell their property on average every 7 years.  That is why the Sedona Real Estate market has so much turnover.....life changes, grandkids are born, and those Happy Buyers then become Sellers!  So here are a few things to consider when making your initial home purchase.  1) VIEW!  Everyone comes here for that, home should have that, ...

Commmercial Real Estate in Sedona continues to HEAT UP!

Wed, Jul 8th 2015 6:58 pm by Barbara Baker Sedona Real Estate

The near future of commercial Sedona real estate is booming and points to continued growth and expansion in Sedona.  For as we all know, when business people and commercial developers make decisions about expansion, they do plenty of background work to make sure that their investment is going to bring them the highest possible return. This "due diligence" makes them far more knowledgeable than the average real estate buyer and seller of the economic prospects for a given community so I see it as a bellwether for the town - if the developers are acting, it's a sign of confidence in the future prospects of the area. The commercial development leads and the residents follow.

Is a Sedona Home worth more in the Village of Oak Creek or West Sedona?

Sun, Jun 28th 2015 11:38 am by Barbara Baker Sedona Homes for Sale

Many people want to know when then buy Sedona Real Estate what the price differential is between West Sedona and the Chapel Area and the Village of Oak Creek (which is located about 20 minutes south of Uptown.  Historically, Sedona Homes for Sale (in West Sedona) are usually 5-10% higher than the Village of Oak Creek. Meaning?  You will get more "home" in the Village of Oak Creek than West Sedona.  However, West Sedona is the preferred area of town where people like to live and therefore why the prices are higher.  For all your Sedona Real Estate needs, or if you are looking to Buy a Home in Sedona, give me a text or call at 928-301-0669, or email me here.

Should A Sedona Home Buyer purchase Property through the Listing Agent

Wed, Jun 24th 2015 12:12 pm by Barbara Baker Sedona Real Estate

Should A Sedona Home Buyer purchase a home for sale in Sedona through the listing agent?  In that case, 1 agent represents BOTH clients.  Many times this is a sticky wicket for the agent as he is juggling two clients and really can't represent their best interests in regards to pricing, negotiation strategies etc. So when you are looking at Sedona Real Estate and your buyer's agent shows you property either listed with them or through their agency, really discuss "Dual Agency" with them and really understand what you are getting yourself into.  For all your Sedona Real Estate needs, text, email, or give a shout to 928-301-0669!  Happy House Hunting! sedona real estate market conditions for 2014

Thu, Jan 16th 2014 8:20 am by Barbara Baker Sedona Real Estate

The Sedona Real Estate Market was ticking along at a pretty good clip - before Interest Rates started to inch up in the 3rd Quarter of 2013.  Because of that - the Sedona Real Estate Market has shown an increase of prices of roughly 5% for the year. Interest rates aren't going to go lower and  Sedona Homes for sale will inch up in 2014.  Prices are still good in Sedona and I don't foresee them skyrocketing in 2014 but inching up slowly.  Remember text or call 928-301-0669, or email me here, or for all the latest listings visit my website at www.barbarabaker.com

Sedona Land HO!

Sun, Jan 5th 2014 1:36 am by Barbara Baker Sedona Real Estate

Instead of buying an existing home in the Sedona Real Estate market, have you thought about building?  Sedona AZ Land prices are still relatively inexpensive and many times buyers who can't find exactly what they are looking for in a home, often realize they need to build...Or they want to build.  Now, I have heard it has caused many marriages to break up... (that is the general idea), however in all my years of representing buyers who have built homes in Sedona - that has never come to pass! (Another reason why I should represent you!)  The Median Sold price of "dirt" in Sedona was 158K for 13. That is a 15% increase from 12, and with a current pending price at 192K - the land, like the ...

Biggest Sedona Real Estate Stories of 2013

Sat, Dec 28th 2013 8:05 am by Barbara Baker Sedona Real Estate

The biggest Sedona Real Estate news for 2013 is the return of the market!  Without a doubt, the market has returned with a vengeance!  The median selling price is $398K.  Up by over 10% from this time last year.  2013 has been the best record in the number of sales sine 2005!  Even with the jump in interest rates, buyers have been aware that the Sedona Real Estate market has improved to the point that the days of the "cheap" bargain property is OVER!  Our inventory remains low and in the foreseeable future I feel that the Sedona Real Estate Market will continue to improve.  Let's see what the consumer confidence will bring as the FEDS ease the buy back bond program - but I see blue skies ...
