In the Arizona Standard Residential Purchase Contract - the Seller is required to convey to a Buyer within 5 days of contract acceptance - a "Letter of Experience" from the Seller's Insurance Company with a 5 year history, (or shorter depending on how long the Seller has owned the property) showing any and all claims filed against the Insurance Company.  Usually most Sellers easily provide this information and Buyers purchasing Sedona Homes for Sale are covered so the Standard Clue Report is not needed.    However, there are cases when buying Sedona Real Estate  - I.E. Mortgage Rates Spike After Trump's Election—Should You Lock in Yours Now?

In the wake of Donald Trump‘s surprise win at the ballot box, there have been heated demonstrations as well as celebrations, turbulence in the bond markets—and higher mortgage rates.

Rates climbed nearly 0.2% since the election, to 3.95% for 30-year fixed-rate mortgages of $417,000 or less, according to the Mortgage Bankers Association. That’s the highest they’ve been since January. And while that may not sound like much, it can add up each month in higher mortgage payments.

So now that President Elect Trump is coming our way, what is up with mortgage rates and Sedona Real Estate.  With Trump's election - the stock market went up and so did mortgage rates.  We know that Trump has  advocated for greater spending on defense and infrastructure, and at the same time he proposes to cut taxes. These policies raise the prospects for increased deficits and inflation, neither of which are good for mortgage rates. Sedona Condos continue Steady Trend upwards!

Sedona Real Estate Market Stats

Well, is often the case, many buyers purchase a home in Sedona thinking they legally can do a vacation rental or can advertise it on AIRBNB.  Well Buyer's THINK Again.
